Lettings in Practice Programme Module 4 - Property Management

The Lettings in Practice programme is designed to enhance the skills of those working in letting agencies by helping them gain a better understanding of what is important in all aspects of landlord and tenant relationships. It is underpinned by references to company procedures, the Letting Agent Code or Practice, and wider legislation.

The sessions within the programme, which are delivered virtually, will provide learners with higher levels of confidence, a pathway to career progression, and meaningful CPD.

Session 1 focuses on Management and Maintenance of Let Property.

Excellence in property management is what sets letting agents apart. Property Managers take on a wide range of responsibilities and it is crucial to remain engaged with the tenant and landlord during the period of their tenancy. The session looks in detail at the role of the Property Manager. Topics explored in this session:

  • Relevant consumer protection law for lettings professionals
  • The role of the Property Manager
  • Responsibilities when managing a property
    • Repairing and Tolerable Standard
    • Health and safety
    • Working with Terms of Business
  • Managing repairs
    • Working with contractors
  • Property visits
  • Managing rent arrears
    • Debt recovery

Session 2 focuses on Interpersonal Skills and Problem Solving for Property Managers.

This session concentrates on the skills necessary to manage difficult situations and conversations involved in the day-to-day management of property and tenancies. We look at how to manage communications with landlords and tenants when property management issues arise covering:

  • Property standards
    • Water ingress or leaks to another property
    • Boiler repair/replacement
    • Insurance claims
  • Communal repairs
  • Access
  • Tenant behaviour
    • Rent arrears
    • Hoarding
    • Anti-social behaviour
    • Over occupation/illegal HMO

Learning Format

A virtual classroom is a learning environment where participants can interact, communicate, view and discuss material, while working in groups, via an online platform. LAS use Zoom.

For LIP training modules delivered virtually, the webinar facilitator will confirm a delegate is present and therefore delegates need to be visible via camera or have made LAS aware in advance of why this is not possible.
